I’ve been working on posting neighborhood stats for the Lake Oswego neighborhoods.  For the most part, all the neighborhoods I’ve posted have shown improvements in 2011, except for the Palisades neighbodhood which I posted the other day.  Palisades was the opposite, 2009 and 2010 were better years and saw declining values in 2011.

Mt. Park also showed declining prices in 2011.  Comparing the last three years, 2009 was a better year for Mt. Park sales.

Mt. Park (Mountain Park) Neighborhood Lake Oswego

Mt. Park was Lake Oswego’s first P.U.D. (Planned Unit Development) and features townhouses, condos, attached dwellings and single-family houses for sale.  Part of Mt. Park is in Clackamas County and the northern end is in Multnomah County.

Neighborhood By Neighborhood, Street By Street

Doing this exercise of neighborhood stats just brings up the very thing I’ve been stating here on this blog relentlessly.  What happens in your neighborhood may be totally different than what is happening in another neighborhood.  Statistics are local, neighborhood by neighborhood and street by street.

I am working my way through the Lake Oswego neighborhoods to show real estate values in those real estate markets for the last three years.  You will find these neighborhood stats under the Lake Oswego Real Estate Stats, Neighborhood Stats category.

MT. PARK RECREATION CENTER

Mt. Park was the first P.U.D. (planned unit development) in Lake Oswego and has apartments, condos, community and rec center (fitness classes, aquatic center, basketball court, weight rooms, personal training, sauna & steam rooms, drop-in child care, playschool, space for meetings & receptions, special events), townhouses, single-family houses, racquet club, swimming pool, shopping and is easily accessible to Portland or Salem and freeways.

Here is the information for the Mt. Park Homeowner’s Associations (HOA).

MT. PARK AMENITIES

There are miles and miles of treed walking trails throughout Mt. Park with areas that sport spectacular views of Mt. Hood, Willamette Valley, downtown Portland and the Coast Range.

TWO DIFFERENT COUNTIES

Parts of Mt. Park are in Multnomah County and Clackamas County. Those houses in Clackamas County go to Lake Oswego Schools, whereas, those in Multnomah County are part of the Portland School District. Mt. Park is also close to Portland Community College’s Sylvan Campus. Mt. Park North is part of Multnomah County and go to Portland schools.

This was the only housing development that was available and for sale during the mid-1970s in Lake Oswego when I first started selling real estate. Buyers would want a treed housing area and Mt. Park was the place we would show them.

EASY ACCESS

This area is easily accessible to Portland or Salem and freeways. There are miles and miles of treed walking trails throughout Mt. Park with areas that sport spectacular views of Mt. Hood, Willamette Valley, downtown Portland and the Coast Range.
