First Addition Neighborhood Stats

Single-family houses in the First Addition neighborhood fared better as far as % of original list price to the sold price and length of time on the Lake Oswego real estate market to sell.

Condos struggled not just in Lake Oswego but around the Portland metro area due to high inventory, foreclosures and short sales, etc.  The length of time to sell a Lake Oswego condo was 338 days in 2011.

Throughout much of 2011, Lake Oswego consistently had the highest number of homes for sale compared to any other Portland real estate markets.  However, at year’s end, as noted in a post the other day, inventory levels fell to what is considered a balanced real estate market favoring both buyers and sellers.

Many who purchased in 2008 or 2009 are most likely now underwater. Those sold in 2010 had an average sale price of $462,847. Due to the financial crisis and economy, Lake Oswego, as indicated in other posts, has become more affordable. Prices in First Addition dropped 28% since 2008, although the number of sales increased.

I recently posted the stats for Lake Oswego which had 10.9 months of inventory at the end of 2010. Lake Oswego, with its high inventory, is still a buyer’s market.

History of First Addition

First Addition, or “New Town” as it was originally called, is the second oldest neighborhood in Lake Oswego. Very little development occurred in First Addition until the iron industry boom in the late 1880s. The neighborhood did not experience another growth spurt until the early 1900s. When the City of Oswego was incorporated in 1910, the boundary filed included only the First Addition neighborhood.

The oldest homes in First Addition are located at the east end of the neighborhood. The west end of First Addition is generally characterized by post-World War II-era dwellings. Many of the homes in First Addition were constructed on large lots, which were partitioned off in later years.

Compact enough that the neighborhood can be traversed end-to-end on foot, First Addition has an adult community center, post office and award-winning library. Getting Around First Addition

The streets were platted by alphabet from South to North and from East to West they run by numbers. Developed more than 11 years ago, the community’s plan is intended to help retain those aspects of the neighborhood that contribute to its quality of life: housing variety and affordability, small-town atmosphere, walkability of streets and alleys, with access to transit and commercial activity including Lake View Village and retail spaces in downtown Lake Oswego.

Award Winning Library

The Lake Oswego Library has consistently won high marks.  It is currently located in the First Addition neighborhood with plans to move it closer into the downtown core area.  Here’s the link to the library.
